Extensions, kitchens, bathrooms, garage conversions and whole-house refurbishment across Prescot, Whiston and Knowsley Village.

Prescot is a mixed job. Older property around the town centre sits inside a designated conservation area with tighter controls on what you can change and what it has to be built from, while the surrounding estates are conventional twentieth-century stock. The two need entirely different approaches, and pricing them the same way is how people end up with a refused application.

Prescot

Working in Prescot.

Prescot Town Centre is one of Knowsley's designated conservation areas, according to Knowsley Council. Inside a conservation area the council has additional control over demolition, alterations that affect the character of the area, and in some cases changes that would ordinarily be permitted development — which can include roof alterations, cladding, windows and hard surfacing.

In practice that means the specification matters as much as the design. Facing brick has to be matched rather than approximated, mortar colour and joint profile get noticed, window materials and sightlines are scrutinised, and a uPVC solution that would pass without comment two streets away may not be acceptable. We price to the specification the area will actually accept rather than the cheapest thing that fits the opening.

Away from the town centre, Prescot and the surrounding Whiston and Knowsley Village areas are largely conventional interwar and post-war housing where the usual extension, conversion and refurbishment routes apply without the additional conservation layer.

Approvals

Planning and building control.

Prescot sits within Knowsley Metropolitan Borough Council, so planning and building regulations go through Knowsley Council planning and development. If your property is within or adjoining the Prescot Town Centre Conservation Area, confirm that with the council before assuming permitted development rights — a conservation area designation or an Article 4 direction can remove them.

Where an application is needed, it is worth doing properly the first time. We work alongside O'Rourke Designs for architectural design and planning drawings, which means the scheme, the drawings and the buildability are dealt with together instead of you being handed a drawing nobody has priced.

Building regulations approval is separate from planning and is required either way. As an approved contractor under the LABC Partner Authority Scheme we handle the application, the staged inspections and the completion certificate as part of the contract.

Common questions

Building in Prescot.

Is my Prescot property in a conservation area?

It depends on the address. Prescot Town Centre is a designated conservation area within Knowsley, and Knowsley also has designated areas at Old Hall Lane in Kirkby, Ingoe Lane, Ribblers Lane, North Park Road and South Park Road. Streets on the outskirts of Prescot are generally outside it. Knowsley Council can confirm your specific property, and it is worth doing that before you commission any drawings.

Does a conservation area mean I cannot extend?

No. It means there is more control over how you extend and what you build it from, and that some permitted development rights may be removed so an application is needed where one would not be elsewhere. Rear extensions are frequently approved in conservation areas — the scheme just has to respect the character of the area, which usually comes down to materials, proportions and window detail.

Will matching the brickwork cost more?

Usually, yes, and it is worth it. Matching a facing brick on an older Prescot property can mean a reclaimed or specially sourced brick rather than a stock item, and matching the mortar means a mix and a joint profile chosen to suit rather than whatever is on the mixer. We price the brick you actually need and show it as a line rather than absorbing it and cutting a corner elsewhere.

Which council covers Prescot?

Knowsley Metropolitan Borough Council. Prescot is in the borough of Knowsley, not the city of Liverpool, so both planning and building control go through Knowsley.

Do you do full house renovations in Prescot?

Yes, including older property. On stock of that age the significant items are usually the rewire, the heating, the roof and any damp — and damp gets diagnosed with moisture readings and thermal imaging before it gets priced, because rising damp, penetrating damp and condensation all look the same on a wall and need completely different repairs.
