Most people who ring a builder have already been let down by one. Usually it starts the same way: a number scribbled on the back of a receipt, no detail, and a bill at the end that bears no relation to it.

We price differently. Every job is measured, broken down section by section, and issued as a written quotation with the scope, the inclusions and the exclusions set out in plain English. You can see what you are paying for before a single tool comes out of the van — and you can compare it properly against anyone else's.

The work itself is structural as often as it is cosmetic. Steel beams, new openings, load-bearing alterations and building control sign-off are routine here, which is what separates a contractor from a kitchen fitter.

Site visit

We come and look. Measurements, photographs, and an honest conversation about what is realistic for the budget you have in mind before anyone spends money on drawings.

Written quotation

A measured, sectioned quotation setting out scope, inclusions and exclusions, with the total broken down. Valid for a stated period so you have time to compare it.

Drawings & approvals

Where the work needs them: structural calculations, building regulations applications and planning. We coordinate the engineer and building control.

Programme & build

Dates agreed in writing before we start. Site kept clean and secure, waste removed, and you are told when the noisy and disruptive stages are coming.

Sign-off & handover

Building control inspection and certification, a snagging walk-round, and the documentation you will need when you eventually come to sell.

Common questions

Before you start.

Do I need planning permission for a rear extension?

Often not. A great many single-storey rear extensions in Liverpool and Merseyside fall under permitted development, which means no planning application is needed — but the size, height and boundary distances all have to be right, and the rules are different for flats, listed buildings and conservation areas. Building regulations approval is a separate matter and is needed either way. We tell you which route your job falls into at the site visit, before you spend anything.

What does a house extension actually cost?

Nobody can honestly answer that from a phone call. The price is driven by the footprint, the ground conditions and foundation depth, how much structural steel is needed to open up the existing house, the roof type, the glazing, and the level of finish you want inside. Two extensions of identical size can differ substantially. We visit, measure, and give you a written quotation broken down by section so you can see exactly what is and is not included. That costs you nothing.

Is the quotation free, and is it fixed?

The site visit and the written quotation are free. The quotation is a fixed price for the scope described in it. If you change your mind or something genuinely unforeseen is found once we open the building up, it is priced as a variation and agreed with you in writing before the work is done. You will not get a surprise at the end.

How long does an extension take?

A straightforward single-storey rear extension is typically a matter of a few months from breaking ground to handover; two-storey work and full house renovations take longer. You get a programme with your quotation showing the sequence of trades, and you are told in advance which weeks will be noisy, which will be dusty, and when services will be off.

Who signs the work off?

Building control. SJ Developments is an LABC Approved Contractor, which means our work is registered under the Local Authority Building Control Partner Authority Scheme. Inspections happen at the recognised stages — foundations, damp proofing, structural steel, insulation, drainage — and you receive the completion paperwork at handover.

Liverpool and the whole of Merseyside as standard — including Allerton, Aigburth, Woolton, Childwall, Mossley Hill, Crosby, Formby, West Derby, Wavertree, Huyton, Maghull, Bootle, Waterloo, Prescot, St Helens, Wirral, Southport and Ormskirk.
