Terms, licence and refund policy.
01Who you are buying from
Ratebook 2026 is published and sold by SJ Developments North West Ltd, a company registered in England and Wales, company number 16371408, VAT registration number 495867810, trading from Liverpool, England. Contact: sj_developments@outlook.com · 0151 332 7007.
Payment is taken by Payhip, which acts as the merchant of record for the transaction and issues your receipt and download link.
02Refunds and cancellation
Ratebook is a digital file delivered immediately on payment, so it is non-refundable once the download has been issued. By buying, you consent to immediate delivery and acknowledge that this ends the 14-day cancellation right that would otherwise apply to a digital purchase under the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013, regulation 37.
Every sheet in the workbook is screenshotted on the product page, so you can see exactly what you are buying before you pay.
If the file will not open, is missing content, or is not as described, email sj_developments@outlook.com and it will be corrected and reissued free of charge — your statutory rights under the Consumer Rights Act 2015 are unaffected.
03What you get
One Microsoft Excel workbook, UK-Builders-Estimator-2026.xlsx, of nine sheets, delivered as an immediate download after payment. Built and tested in Excel 2016 and later and in Microsoft 365; it also works in LibreOffice Calc. There are no macros. Corrections and improvements to the 2026 edition are free and are delivered through the same download link.
04Licence
You are granted a perpetual, non-exclusive single-business licence. You may use the workbook on every job your business prices, on as many of your own devices as you need, and you may modify it — overtype the rates, add your own, and rebrand it for internal use and for quotations you issue to your own clients.
You may not:
- resell, sublicense, share or redistribute the file or any derivative of it;
- publish it, or its rate library, anywhere it can be downloaded by others;
- pass it to another business, including a group company, without a further licence.
05Rates, benchmarks and no advice
The rate library is indicative market data dated Q3 2026, compiled from published UK cost sources which are each listed with their link on the Sources sheet. It is not a quotation, a valuation, or a substitute for your own supplier and subcontractor prices. Costs move; check every figure against your own current prices before you rely on it. The benchmark check compares your priced rate per square metre against published bands and is a sanity check on your arithmetic, not a valuation.
The VAT and CIS sheet quotes and links HMRC's own guidance so you can see which rule a figure comes from. It is not tax, legal or professional advice. Confirm your position with your accountant or HMRC before relying on it. The exclusion clauses provided for pasting into a quotation are drafting starting points, not legal advice on your contract.
Ratebook is an independent product and is not affiliated with, endorsed by, or derived from the rate libraries of any named third-party software or price book.
06Liability
You remain responsible for the prices you quote and the contracts you enter into. To the fullest extent permitted by law, SJ Developments North West Ltd is not liable for business losses — including lost profit, underpriced work, lost contracts or lost opportunity — arising from your use of the workbook or reliance on its figures. Nothing in these terms limits liability for death or personal injury caused by negligence, for fraud, or any other liability that cannot lawfully be limited. Nothing here excludes your rights as a consumer under the Consumer Rights Act 2015.
07Your data
Payment and delivery are handled by Payhip, which collects your email address and payment details in order to take payment and issue the download. It shares your email address and order details with SJ Developments North West Ltd so that support and free updates can be provided. Your details are not sold or used for unrelated marketing. 08Governing law
These terms are governed by the law of England and Wales and are subject to the non-exclusive jurisdiction of its courts. If any provision is found unenforceable, the rest continues to apply. If something is wrong with your purchase, email first — it is nearly always sorted the same day.
